A helpful guide to house sharing in the UK

Is house sharing right for you?

In the current housing market, house prices still remain high, some buyers may want to delay entering into a mortgage at this stage, in which case housing sharing can become a suitable part-time alternative.

What do house shares offer?

  1. Social aspects.
If you are new to a city or town, house shares can be a great way to socialise with like-minded people and to also make new friends.

  2. Favourable locations.
Buying your first house may mean you might have to buy slighter ‘further out’ the area of your place of work as properties tend to be less expensive the further from the busy cities. With house shares, you can take advantage of finding multiple rooms on the doorstep of your desired location. Also, by being closer to where you need to be you will save money and time on commuting.

  3. Outdoor space
In house shares you are more likely to have access to gardens and other amenities that you might not have access to if living by yourself.

  4. Maintenance and service of the property.
Repairs and maintenance issues are taken care of by the landlord. (General care and maintenance of the property is expected from tenants).

  5. Economic aspects.
Renting a room is cheaper than renting an apartment, you have less bills to worry about such as council tax - this is usually taken care of by the landlord. Most landlords offer rooms fully inclusive of bills, so this allows you to budget appropriately for the month.

Things you need to consider moving into a house share:

  • Respecting others, unsaid house rules are generally part and parcel of any house share. Common rules include: Not eating other people’s food or using utensils without asking first, being aware of each other’s schedules for bathroom or kitchen use, and communication can be key to a happy house.

  • Tell your landlord of any issues when they arise and seek their advice especially if there are issues between housemates.

  • Generally, pets are not allowed, always check this with the landlord first.
